Thoughtful guidance for your next home move, from HDB upgrades to buying and selling.

I've been in real estate since 2007. Before that, I worked as an Estate Officer at HDB, so I understand HDB matters from the inside.

Look at your current flat, your Minimum Occupation Period (MOP) status and what you want from your next home.
Estimate sale proceeds, CPF and loan eligibility, ideally with a bank's in-principle approval.
Decide whether to sell first or buy first, weighing timing, stamp duties and where you'll stay in between.
Compare new launches and resale options against your budget, location and timeline.
Manage the sale and purchase together through to completion and key collection.

Each order has trade-offs in stamp duty, financing and where you'll live during the move. The right answer depends on your situation.
Before visiting showflats, it helps to understand how much you can borrow under the bank's debt-servicing limits.

For most HDB flats, the MOP is five years, according to HDB. Prime Location Public Housing (PLH) flats, and Plus and Prime flats, have a 10-year MOP. You must physically live in the flat during this period before selling on the open market or buying private property. You can check your MOP status on the MyHDB page.
Yes, many homeowners do once they meet their flat's MOP and eligibility conditions. A successful upgrade usually depends on your sale proceeds, CPF balance, loan eligibility and timing. I help you map these out first, so you can choose between a new launch or resale condo with a clear budget and plan.
There is no universal answer. Selling first can reduce financing risk and avoid holding two properties, but you may need temporary housing. Buying first keeps you housed, but stamp duty and loan rules may apply while you still own your flat. Check the latest IRAS and HDB rules and plan your own sequence before committing.
Timelines vary by case. Selling an HDB flat involves several stages, from listing and offers to HDB's resale process and completion, and buying a new launch means waiting for the project to be completed. Planning early helps you line up your sale, purchase and any interim stay so the move feels manageable.
It depends on your timeline and priorities. New launches usually let you pay progressively and get a brand-new unit, but completion can take years. Resale condos let you move in sooner and see the actual unit and surroundings. Comparing both against your budget, location and move-in date makes the choice clearer.
Know your loan eligibility before you go, ideally with a bank's in-principle approval. Then review the project's location, tenure, developer, expected completion, unit layouts and total cost, including fees. Having your numbers and must-haves ready keeps you focused, helps you compare projects calmly and avoids stretching your budget.
Start with a short call or WhatsApp message. I'll review your flat, eligibility and goals, then plan pricing, marketing and viewings. I guide you through offers, HDB's resale process and completion, and if you're upgrading, I help coordinate the sale with your next purchase so the timing works for you.
